Overall team / department purpose

- The Development team is responsible for the generation of a new supply of mixed tenure quality homes for the Group and its customers through focusing on the development and delivery of ambitious plans to achieve over 300 starts on site per annum.

- This involves managing a consistent pipeline of financially viable development opportunities for the Group to deliver Livv Homes objectives to establish the Group as a key residential developer across the North West and to provide an innovative approach in continuously seeking new development ideas.

 

Key role priorities

- This role is responsible for ensuring that work relating to demolition and new build is carried out to the standards required in Livv homes new build Design Specification and related contract documents. 

- It is also responsible for ensuring that a consistently high standard of quality control and supervision is maintained for each contract.      

 

Key working relationships

- The role involves liaising with colleagues across the function to ensure work is carried out to required standards. 

- The role also involves working with a broad range of external stakeholders, such as design staff and contractors as well as liaising with customers when attending 12 month property inspections. 

 

Main duties & responsibilities

- Attend design team meetings with in-house and external consulting design staff.

- Attend and report to pre-contract and site meetings.

- Ensure that current knowledge of building services legislation, standards, methods of installation and health and safety knowledge is up to date using all appropriate means including reading, research from the building industry lead bodies and networking with all appropriate organisations.

- Ensure that the standards of work and the materials supplied by contractors are as specified in accordance with the contract documents.

- Identify any technical problems on site, report to the Project Manager and recommend action.

- Monitor contractors closely and identify and report any problems that could impact the scheme and/or Livv homes.

- Witness testing and commissioning of heating installations.

- Work closely with the Project Manager to agree a required standard for handover.

- Prepare schedules of defects and certify rectification of snagging items prior to handover.

- During the defect liability period liaise with the Development team to monitor the level of defects reported and ensure a smooth transition.

- Attend 12 month property inspection to identify defects or problems with the property.

- Monitor and update the Livv homes Design Brief to reflect changes in specification requirements.

- Assist the Development team in the Option Appraisal process.

- Utilise the information technology available and to ensure data is kept up to date to maximise the efficiency of works preparation.

- Complete any other tasks as commensurate with the level and nature of the posts as delegated by the role’s line manager.

- All required responses provided within agreed service standards.

- Overall satisfaction scores achieve agreed standards.

- Contract quality evaluations completed and appropriate plans in place.

Chartered Institute of Builders CIOB Qualification (E)

 

NVQ Level 3 or equivalent relevant experience (E)
