Overall team / department purpose

- The Asset Investment team is responsible as Landlord for planned investment to meet Decent Homes Standard, net zero carbon and sustainability of our business’s homes.

- The Manager - Investment is responsible for ensuring delivery of all investment to existing homes to meet Decent Homes Standard.

- The Manager – Net Zero Carbon is responsible for delivering the objectives of our net zero carbon strategy.

Key role priorities

- This role is responsible for developing an appropriate and effective approach to achieve the outcomes of our net zero carbon strategy and for acting as subject matter expert on energy efficiency for customers’ homes and buildings.

- This involves driving energy performance improvement through the implementation of sustainable solutions to reduce carbon and increase energy efficiency in line with annual targets.

- The holder is responsible for driving energy performance and compliance across our property portfolio, through an intelligent understanding of our assets, development and technology initiatives and continuous improvement.

Key working relationships

- The role does not have direct reports but is required to work with colleagues across the Property, Customer Insight and Development functions and to interact with other teams as appropriate.

- External to our business, the holder is required to collaborate with customers, external partners, these including sub-contractors and suppliers.

Main duties & responsibilities

- Work closely with the Head of Asset Investment to develop objectives to deliver our net zero carbon strategy by 2050.

- Act as subject matter expert for our business in respect of the energy efficiency of customers’ homes and buildings, including their design and performance.

- Act as a case holder to improve the overall performance of our business in relation to the condition and energy efficiency of the estate portfolio.

- Work with the Head of Asset Investment to ensure the investment programme aligns with the delivery of the net zero carbon plan over the next 30 years to ensure we do not compromise on the quality and safety of our homes and ensure we meet our obligations under Decent Homes Standard and customer engagement and satisfaction.

- Lead on the procurement of a supply chain of work streams to deliver net zero carbon, ensuring we drive in maximum value for money and quality, as well as maximising any funding opportunities available.

- Utilise Reduced Data Standard Assessment Procedure calculations and energy performance certificate data to enable in-depth analysis and modelling to predict and identify energy efficiency improvements in our existing homes by measuring the impact of various key measures to individual assets to realise the maximum results for reducing carbon emissions using the most cost-effective delivery model.

- Undertake comprehensive research to identify potential products in the marketplace that would be suitable to ensure we are able to meet our targets, ensuring they are also sustainable, cost effective from a commercial and ongoing maintenance standpoint.

- Work with the support and input of other property team colleagues to identify and manage any pilot schemes to trial solutions, to enable us to gather product intelligence on cost, performance and reliability.

- Lead on specification and procurement of energy efficiency solutions, products and services in support of our net zero carbon plans.

- Identify, assess and form strategic partnerships with suppliers and other delivery partners to successfully meet our objectives, implementing field trials and impact studies prior to rollout.

- Work with the Manager – Data to use intelligent data to predict energy cost savings for customers pre and post energy improvement works.

- Collaborate with colleagues across the business to ensure we meets our ambitious carbon reduction targets set are met and to ensure sustainability is embedded to assist with driving improvements across the estate portfolio and the relevance of sustainability in our strategy, purpose and vision.

- Support the Head of Asset Investment and Director of Assets in communication of the asset and net zero carbon strategies and associated policies ensuring best practice is understood and embedded in the way we work.

- Use asset data to analyse and report on our energy performance targets.

- Keep up to date with all changes to regulation, legislation and best practice in relation to net zero carbon and understand the impact on our policies to inform appropriate action being taken in a timely manner.

- Ensuring that customer complaints relating to Property are adequately investigated and resolved, that response time targets are met, and that learning from complaints is recorded and used to continually improve service delivery and the customer experience – including working collaboratively with other teams and directorates to achieve these aims where necessary

- Complete any other tasks as commensurate with the level and nature of the posts as delegated by the role’s line manager.

Key measures of success

- All existing homes meet or exceed EPC C by March 2025.

- To have developed an approved project plan for the delivery of Net Zero across all homes by 2050 with a cost per property model to enable asset life cycle or option appraisal consideration.

- Plan for net zero offices by 2030 and all communal buildings by 2040.
